Four Point Inspection

A “Four Point Inspection” focuses on four main areas of the home: HVAC (Heating, Ventilation and Air Conditioning), electrical wiring and panels, plumbing connections and fixtures and roof.

A “Four Point Inspection” is often required to insure a home, especially if it may be older.  The insurer wants to know exactly what it may be insuring.  How old is the Air conditioner, does the electrical have a fuse box and screw-in fuses or is it more modern breakers that became the standard panel in the 1960’s.  

A potential homeowner should know what they are buying into as well.  Are they going to have to replace the roof within the next 12 months, are the plumbing pipes decaying.  These are all very good questions and can be answered with a “Four Point Inspection”.

Wind mitigation is the process of protecting your home from strong winds such as severe storms or even hurricanes.  

There are many precautions that an homeowner can take to protect themselves and home from severe storms.  From water barriers on your roof, roof to foundation anchoring, to window and door coverings.  Taking these precautions can protect the homeowner from unwanted leaks and keeping their family safe from flying debris.

Roof Certification

A roof certification determines the remaining “life” of an existing roof.  An inspection would include, but not limited to, possible movement, condition of existing roof materials, looking at ridges, caps and drip edges, condition of drains, downspouts and gutters, and flashing around roof pipes, chimneys, vents, valleys and mounting of HVAC units.  

If repairs are needed, the inspection will be redone to determine the remaining “life” of the newly repaired roof.
